Real estate market: Home prices are rising for the fourth time in a row


The prices for residential property in Germany have risen again. In the third quarter they were an average of 3.3 percent above the level of the same period last year. According to preliminary calculations by the Federal Statistical Office, house and apartment prices rose for the fourth quarter in a row.

Prices for residential property also rose in rural regions of Germany

Single- and two-family houses became more expensive compared to the same quarter last year, especially in urban districts (plus 3.6 percent) and in large urban districts (plus 3.5 percent). In the seven largest cities, prices rose by a further 2.7 percent from an already high level.

Even in rural areas prices rose. In sparsely populated districts, condominiums cost an average of 2.6 percent more in the third quarter than a year earlier, while single- and two-family homes rose in price by 3.2 percent. Price pressure there only eased slightly compared to the previous quarter.

In view of the tense situation, the federal government is relying on a “construction turbo”. goal are faster approval processes to stimulate housing construction. However, only 251,900 apartments were completed in Germany last year – fewer than at any time since 2015.
